Building Details:

Following extensive renovation—carefully coordinated with historic preservation guidelines and modern standards—Riehmers Hofgarten now shines in new splendor. As part of this ensemble, both residents and owners benefit from the appealing courtyard garden, which features landscaped paths, picnic areas, a bocce court, and a playground, offering tranquility, social interaction, and recreation. Additional convenience is provided by access to covered stroller and bicycle parking spaces, as well as the underground parking garage accessible via the courtyard garden.

The eleven building entrances are named after the descendants of the Hohenzollern dynasty. Accordingly, at Großbeerenstraße 56 F, you take the stairs from the “Friedrich” entrance to a rental apartment on the fourth floor. With three rooms, a kitchen, a bathroom, and a balcony spread over 129 m², it is an attractive investment property that benefits from the high value of the renovated historic complex.

From the entryway, you can access the bedroom, the living room, the kitchen, and the bathroom. Immediately to the right of the front door is the spacious 31 m² bedroom; from here—as well as through the next door to the right of the entryway—you enter the living room via double doors. The living room, a generous 40 square meters, lies at the heart of the apartment. From there, you can access the third room, which offers plenty of space at 24 m² and features a balcony overlooking the courtyard. In the western section, you’ll find the 13 m² kitchen and a 6 m² bathroom with a tub; both have windows. The apartment also includes a basement storage unit.

Other Information

It is a gem from the Wilhelmine era and enriches Berlin as an outstanding architectural monument: Riehmer’s Hofgarten.
Courage and visionary dedication once inspired Wilhelm Riehmer, as a developer, to defy urban planning standards in favor of superior living quality. Instead of dense residential buildings clustered around narrow backyards, the master mason had a magnificent complex built on his property in 1891–92, elegantly arranged around a park-like garden.

With an eye for detail and meticulous attention to preservation, the Neo-Baroque buildings and outdoor areas have been extensively renovated. The stately facades now feature a light, airy appearance. Building and apartment doors, windows, and stair railings have been restored in keeping with the original design. On the mezzanine levels, partially exposed frescoes bear witness to the artistic aesthetics of the era in which the complex was built.

To meet sophisticated standards, contemporary quality has been seamlessly integrated. The lighting and doorbell systems complement the authentic design with high-quality technology. The water supply and drainage lines, as well as the heating and electrical systems, have been partially optimized or replaced.

Location

For years, Berlin has ranked among the top ten cities worldwide. A vibrant cultural scene, an appealing lifestyle, and a unique history have earned the metropolis its global reputation. Over the past decade, 400,000 visitors were so impressed by the city that they have now made it their home.

Certainly, the high quality of life makes it easy to fall in love with Berlin. But the city also shines in other ways. As a hub of science and research, Berlin offers expertise in nearly every field of research. Furthermore, as the capital of internet startups, it has developed an economic dynamism that attracts international companies. Its location in the heart of Europe is just as much a draw as the pool of qualified graduates and its proximity to the startup scene, with the business ideas of tomorrow.

Kreuzberg, in particular, reflects the energy of younger generations and is a hotspot for trends. In addition to its inner-city location and legendary scene, everyday life here is defined by a sophisticated bustle and creative diversity. The famous Bergmannstraße neighborhood, in particular, has great appeal as a place to stroll. Viktoriapark, Park am Gleisdreieck, and the open spaces of Tempelhof Airfield offer local recreation and plenty of room for leisure activities. A vibrant neighborhood full of possibilities where people love to call home.
