Living space refers to the actual habitable area of a property and is measured in square meters. This includes all rooms used for residential purposes, such as living rooms, bedrooms, or kitchens. Balconies, terraces, basements, and storage rooms are not included in the living space—depending on the calculation method, they are either included only partially or not at all.
In Germany, living space is usually calculated according to the Living Space Ordinance (WoFlV) or DIN 277. While the WoFlV applies primarily to rental apartments and only partially counts sloped ceilings or balconies, DIN 277 is more generous and also includes ancillary rooms.
For tenants and buyers, the correct living space figure is crucial. If there is a discrepancy of more than 10% from the actual area, this can justify a rent reduction in rental agreements or lead to legal claims when purchasing real estate.
