The purpose of the viewing is to assess the property not only visually but also through the senses. Aspects such as the floor plan, lighting conditions, noise levels, and overall atmosphere can only be properly evaluated on-site. Additionally, potential defects that are not apparent in photos or property listings can be identified.

Preparation:

Thorough preparation is essential for a successful property viewing. Prospective buyers should create a checklist in advance that covers all relevant points that need to be checked. These include:

  • Condition of the building structure (walls, ceilings, floors)

  • Functionality of the technical systems (heating, plumbing, electrical)

  • Windows and doors (insulation, burglary protection)

  • Energy efficiency (energy performance certificate, insulation)

  • Room layout and size

  • Outdoor facilities (garden, balcony, parking space)

Procedure:

During the inspection, all rooms should be thoroughly examined and documented. It is advisable to ask questions and, if necessary, take photos to better recall your impressions later. The property’s surroundings should also be inspected to assess aspects such as infrastructure, noise levels, and the neighborhood. Legal aspects: Especially with older properties, it is recommended to consult a building inspector who can professionally assess potential structural damage or defects. Under tenancy law, you also have the option to request a rent reduction if, after moving in, hidden defects emerge that were not apparent during the inspection.

Follow-up:

After the viewing, the information gathered and impressions formed should be carefully analyzed. If there are any uncertainties or ambiguities, a second viewing is advisable. In addition, negotiations regarding price or lease terms can take place following the inspection, based on the insights gained during the tour. A carefully conducted property inspection minimizes the risk of unexpected surprises and provides a solid foundation for the decision to buy or rent a property.
