A maintenance reserve is a financial fund established by the owners of a condominium association (WEG) or a residential building to cover necessary repairs and maintenance work on the building. Each owner is required to make regular contributions to the reserve fund to ensure that funds are available quickly when needed. This is usually done in the form of monthly maintenance fees, which are held in trust by a property manager appointed by the WEG. A sufficient maintenance reserve fund is also an important factor in the appraisal and purchase of a property.
