Welcome to LeNeuf, a classy Belle Époque building on Torstrasse! Dating back to 1900, the building complex is centrally located in Mitte, a popular and trendy borough of Berlin. The historic façade with its mostly preserved original period elements and with its restored arched window casings and wooden double-cased windows is quite the eye catcher. The complex consists of a front building with five commercial units, two side buildings and two back buildings, accessed via six separate entranceways and two inner courtyards. The flats of 1 to 3 bedrooms are particularly spacious and bright in character because of their ceiling heights of up to 3.70 metres and their large divided windows. The period building charm is highlighted by the mostly preserved and overhauled wooden floors, which take the form of panel parquetry, fishbone parquetry or board flooring. Most of the apartments come with balcony or a brightly day-lit oriel each. Electrical installations were replaced, and LED ceiling spotlights installed in bathroom, hallway and kitchen. The plaster-finished walls complete the picture of the refurbished flat. Existing plaster ornaments were repaired and restored to erstwhile splendour. The bathroom was freshly tiled and decorated with modern sanitary fixtures and fittings. In conjunction with extensive refurbishment works, the residential complex is being expanded by nine new attic flats, while lifts will also be installed. The building features a gas-fired central heating system. Drone footage: https://youtu.be/8V6VcwHqAuU Sample flat: https://youtu.be/p3h0JvKlv98
It’s all in the name: "Mitte" being the German word for "centre" and the borough of Mitte covering the historic centre of Berlin. Mitte is composed of a large number of vibrant neighbourhoods, each with its own character. Torstrasse is located in one of the city’s most charming quarters—the Scheunenviertel neighbourhood in the Spandauer Vorstadt sub-district—and an area with a rich cultural history. Having your residence and home turf on Torstrasse puts all the urban amenities of life in Germany’s first city right at your fingertips. Everywhere you turn, you are surrounded by culinary and cultural diversity. Going south, you will hit Friedrichstrasse, a bustling high street lined with renowned theatres, including Deutsches Theater, Berliner Ensemble and Friedrichstadt Palast. At the bridge where it crosses the Spree River, pleasure boats dock to take you on sight-seeing tours. Roughly one kilometre upstream lies Museum Island, one of the cultural highlights of the city and a World Heritage Site that is equally popular among locals and visitors. During the summer months, people love to hang out in the parklands of Monbijoupark on the riverbank across from the island. A beach bar with real sand sets up on the riverbank in summer and offers tango dancing beneath the night sky, and there are plenty of things to do for the little ones, including a fairy tale cottage and a child-size pool. Art and design lovers can browse to their heart’s content in the historically grown area between Linienstrasse, Weinmeisterstrasse and around Hackescher Markt. Galleries and exclusive boutique stores are a particularly rewarding destination for flaneurs. While bustling with life in the daytime, the neighbourhood is every bit as vibrant after dark. Cafés, bars and restaurants of every kind attract Berliners and tourists both, and the nightlife ambience here is symptomatic of the entire city’s joie de vivre.
The refurbishment measures in the flats will include the following items: • Installing real-wood oak parquetry • Replacing all skirting boards • Rendering and painting walls and ceilings • Reinstating existing plaster cornices or supplementing missing plaster mouldings in living room • Rewiring the flat, including replacement of ceiling spotlights in kitchen, bathroom and hallway • Installing new kitchen floor of porcelain stoneware • Fully refurbishing the bathroom, including new wall and floor tiles • Fitting the bathroom out with new sanitary fixtures and fittings, including a heated towel rack • Installing a new heating system that features panel radiators The selling company will subject the common property to extensive refurbishment measures, including the following, among others: • Overhauling the rendered façade surfaces • Replacing the window sills • Overhauling window elements of the types "double glazed timber windows" and "wooden double-cased windows" in flats and staircases • Overhauling the staircases, including restorative carpentry and painting of all doors, gate systems and handrails, and replacing floor coverings • Building new balconies with yellow balau decking • Re-landscaping the entire grounds, including new fencing and vertical greening of waste bin areas • Adding three new lift systems to the staircases of the first courtyard • Installing new district heating substations, including hot water preparation • Installing new mail boxes and door entry systems
