Spandau - the Wild West of Berlin. Even though people from the capital and from Spandau often jokingly do not count this district as part of Berlin, it has a lot to offer. After all, Spandau is older than the capital itself. In the old town, the narrow streets are reminiscent of the former village idyll that is now part of a metropolis of millions. The diverse nature is unparalleled in the capital. The Havel and Spree rivers flow together here. The large forested areas provide relaxation and a high quality of life. With the lowest population density in Berlin, Spandau is especially popular with families. The following chapters will show you what the real estate market is like, and we have included some facts and figures for you.
The real estate market in the capital is prospering. In addition to the picturesque landscape, the proximity of the former TXL airport site and the technology park being built on it are the main reasons why this boom is also making itself felt in Spandau. The continuously rising prices for rents and property could also have an impact on Spandau's population structure in the future. After all, this is currently relatively heterogeneous with a wide range between high-income and low-income households. But the housing shortage in Berlin is also increasingly pushing the young and financially strong buyer class to the outskirts of the city. For them, the high level of vacant land is of particular interest, as this is where new and attractive residential and commercial units are being built. What do you mean? Is it called "Spandau bei Berlin" or maybe even "Berlin bei Spandau"? The people of Spandau and the rest of Berlin probably don't quite agree on this, because there has always been a charming banter about these questions. However, the official facts do not allow for any discussion, because the district clearly belongs to Berlin. The origin of this mutual banter is that the so-called Kolk, a district in the old town of Spandau with historic cobblestones, the second oldest church in Berlin and small alleys, is older than Berlin itself.
When you stroll through Spandau's old town with its hundred-year-old buildings, or walk through the green spaces crossed by the Havel River, you can actually get the impression that you are no longer in the bustling, trendy and colorful capital city at all. Here it is relaxed and the people of Spandau love their district for its high recreational character, because the Havel and many lakes characterize the surrounding area. As an exciting contrast, Spandau is home to the Siemensstadt district, Berlin's largest industrial site and possibly even its most forward-looking - a city of the future is to be created here in the next few years, in which work, living and technology are to be combined under the great aspect of sustainability.
All this suggests that this district has a few surprises in store for us. What exactly makes Berlin's westernmost district so livable and lovable is revealed in the following chapters.
Spandau is located in western Berlin and borders Reinickendorf to the northeast, Charlottenburg-Wilmersdorf to the east and Zehlendorf to the south. The district is divided into the neighborhoods of Hakenfelde, Falkenhagener Feld, Haselhorst, Siemensstadt, Spandau, Staaken, Wilhelmstadt, Gatow and Kladow. The architecture is most metropolitan in the western districts of Falkenhagener Feld and Staaken. In all other districts, a well-kept suburban atmosphere prevails, with single-family homes and beautiful villas.
The district of Siemensstadt is the largest industrial location in Berlin and thus highly attractive for investors. Siemens has its largest production site in the world here, and by 2030 a modern area is to be built on the 73-hectare site, combining work, research and living in a new way. Enough space, therefore, for lots of new ideas, very different industries and interesting business relationships.
A very famous Spandau sight is the Citadel and its Julius Tower. The citadel is an old fortification that was once used for defensive purposes and also as a noble residence, among other things. Nowadays, the medieval complex has become a cultural place, there is a museum, artists' studios and music festivals. Especially popular with little adventurers is the old bat cellar. Here, the nocturnal little animals can be observed on a guided tour. The Julius Tower is located on the grounds of the Citadel and offers a magnificent view over Spandau, and in good weather you can even see the Berlin TV Tower.
If you want to enjoy the peace and quiet in the forest, we recommend a walk through the Spandauer Forst and if you are already there, it is definitely worth a visit to the game preserve, which is located very close to the game preserve parking lot on Schönwalder Allee. And now comes directly the next green oasis, the Tiefwerder Wiesen at the border to Charlottenburg. A wonderful recreation area with lots of water running through it and where water buffalo actually live.
For history buffs, we recommend a visit to St. Nikolai Church on Reformation Square, as this structure is incredibly old. In fact, this Christian building was built as early as the 14th century and houses valuable contemporary witnesses in its interior. The baptismal font, for example, is from 1398 and the Renaissance altar from 1582. Another very old treasure is the Gothic house in the Old Town. It was built in the 15th century and is thus the oldest preserved town house in Berlin.
Spandau has a number of varied restaurants, cafes and bars in all price ranges. Our tip: Visit the Kladower Yachthafen and sit down in one of the beautiful beer gardens and enjoy the view of the water while you eat - simply indescribable and with a vacation feeling included.
If you like it a bit louder, then here comes our next tip. The Club Ballhaus Spandau was opened in 1971 and offers a very varied program with rock events to 90s party to black music night. This is where Bela B. and Farin Urlaub met and later founded the band "Die Ärzte".
In Spandau, the largest pedestrian zone in Berlin awaits you, and that in the middle of Spandau's old town. Here you can store to your heart's content in more than 300 stores, all set against this charming old town backdrop. If you need a break from shopping in between, there are several cafes and restaurants in the pedestrian zone, where you can drink a delicious latte macchiato or eat something good. The shopping offer ranges from small owner-operated stores to larger department stores with the well-known retail brands.
The infrastructure in Spandau is well developed with various types of schools, doctors, supermarkets, discount stores and stores for daily needs. In the southern and quiet districts of Gatow and Kladow, for example, there are also several discount stores and various types of schools - here you simply notice the proximity to the metropolis and that despite the rural-like surroundings.
The public transportation system is very well developed with suburban trains and subways as well as several bus lines. It is easy to get to all parts of Spandau and also to the central districts of Berlin. Several main traffic axes enable motorists to reach destinations inside and outside Berlin quickly. For example, you can be shopping on Kurfürstendamm in 15 minutes and in the middle of the metropolis on Alexanderplatz in 25 minutes.
What does milieu protection mean? And does it exist in Spandau? Milieuschutz means that a certain type of development and also a certain social composition may not be changed and are thus to be protected. In this way, the displacement of people with normal incomes, for example, by excessive rents in luxury properties can be counteracted. In Spandau, parts of the Spandau and Wilhelmstadt districts are under this special protection.
