Berlin Steglitz: development and life in the borough

Tranquil and middle-class Berlin suburb? No way! As a transition between a direct inner-city location and affluent villa districts, Steglitz shows: it's the mixture that makes the difference. With Schloßstraße, Steglitz has the second largest shopping mile in Berlin. Cultural institutions such as the Schlosspark Theater, but also the proximity to Grunewald, botanical gardens and Schlachtensee round out the diverse offerings. Students, families and retirees live here in harmonious harmony and are pleased that everything they need for their well-being is right on their doorstep. And if that should not be the case, the excellent public transport connections help them to reach their desired destination quickly. In the following chapters, we will tell you about the real estate market in Steglitz.

Real estate market in Berlin-Steglitz

The Berlin real estate market is booming and this is also evident in Steglitz. The suburban flair and the simultaneous proximity to the city center make this borough an increasingly popular place to live for all age groups. While students enjoy the proximity to the Technical University, families can take advantage of a wide range of daycare centers and educational institutions. For retirees, the shopping facilities, which are easily accessible on foot, are particularly suitable. No wonder, then, that more and more people are moving here. On the other hand, there is little new construction activity and a declining supply on the real estate market. These are ideal conditions for continued positive price development.

Steglitz: Real estate supply and development

The street scene once again enhances the district's appeal: With picturesque Wilhelminian villas, refurbished old buildings and a contingent of newly built apartments and single-family homes, its versatility is impressive. At the same time, the supply is low and construction activities are also rather limited. Investment activities are at a stable level.

How are real estate prices developing in Steglitz?

As in the other parts of Berlin, property prices in Steglitz have also risen. The location close to the city center and the large selection of educational facilities are attracting young families in particular, who are increasingly emerging as a financially strong group of buyers. It is therefore to be expected that this upward trend will continue in Steglitz in the future.

Life in Berlin-Steglitz

If you are looking for a mix of urban and quiet, Steglitz is the place for you. Here you are on the border between metropolis and country idyll and can thus combine the advantages of both ways of life. You have the proximity to lively districts such as Charlottenburg and Tempelhof on the one hand and to the noble residential areas of Zehlendorf on the other. In Steglitz, you can enjoy beautiful Wilhelminian villas, stroll through parks, and enjoy cultural and shopping opportunities. This mix makes the district an attractive place to live for those looking for an upscale and relaxed environment.

By the way, you can't avoid a landmark when you drive through Steglitz: the so-called Bierpinsel. This controversially discussed and thus almost cult building from the 1970s belongs to the Steglitz cityscape like the radio tower to Charlottenburg. But it's best to just take a look at this oversized brush for yourself when you get the chance. And we will introduce you to the wonderful rest of Steglitz in the following chapters.

Steglitz is located in southwest Berlin, bordering Wilmersdorf and Schöneberg to the north, Tempelhof to the east, the state of Brandburg to the south, and Zehlendorf to the west. The districts are Steglitz, Lichterfelde and Lankwitz, which we will now introduce to you.

If you want to live urban, then the district Steglitz is suitable. Here you will find an architectural mix of beautiful old buildings, apartment buildings from the 50s and modern architecture, all nestled between many trees, squares and parks. The Schloßstraße, one of the largest shopping streets in Berlin and the most important in the southwest of the city, is a bit more lively.

In Lichterfelde, stately-looking Wilhelminian villas and single-family homes dominate. An interesting contrast to this is a single high-rise housing estate called Thermometersiedlung. The name comes from the fact that three streets within the settlement are named after the physicists Celsius, Fahrenheit and Réaumur, all three of whom are responsible for naming temperatures. In addition, Lichterfelde is home to the world-renowned Botanical Garden.

Walking through Lankwitz, one can get the feeling of being in a garden city. There are many gardens, allotment garden associations and also otherwise there is a lot of green between the housing estates and single-family houses. Only in eastern Lankwitz are there also high-rise buildings.

Steglitz is an attractive business location in many respects. First, there is the purchasing power of the well-off Steglitz residents and their neighbors, the Zehlendorfers. Then there is Schloßstrasse, with over 200,000 square meters of retail space, the largest retail location in Berlin. Due to its proximity to Freie Universität in Dahlem, Steglitz is also highly interesting as a science and business location, and the district is being discovered more and more by startups. And in Lichterfelde, Berlin's Charité also has a branch in the form of the Benjamin Franklin Campus.

At this point we would like to start with the most famous sight in Steglitz, namely the Botanical Garden. It presents 20,000 plant species on an area of 43 hectares and is thus one of the largest botanical gardens in the world. Among other things, visitors can experience the special magic of the plant world in the botanical museum, the marsh and water garden or in several greenhouses.

Our next tip is about a castle that is not a castle at all. The Wrangelschlösschen is a manor house. However, because the building looked so stately to the inhabitants of the village of Steglitz at the time, it was given the name Schlösschen and the summer stays of Field Marshal General Wrangel then led to the name Wrangelschlösschen in the mid-19th century. Nowadays the place is often used for weddings, and there are also exhibitions.

And last but not least, we would like to recommend a few museum visits. In Steglitz there are interesting museums that have nothing to do with paintings or sculptures.

For lovers of whimsical collections, a visit to the Luisenstraße is a good idea. Here, the Glantz couple has set up a cat museum in their private apartment, presenting everything that has been collected over 30 years: Cups, carpets, books and over 1000 porcelain figurines on the subject of cats can be admired by making an appointment by phone.

The former Steglitz power station is home to the Berlin Energy Museum. Here you can learn everything about the exciting history of electrical engineering. Berlin's development from the first electric lantern to the present is also presented and historical exhibits bring the past to life.

In the German Museum for the Blind, sighted people can also learn many things about the everyday life of blind and visually impaired people. How exactly does Braille work? What books, audio films or keyboards are there? How has assistive technology developed throughout history? These questions are explored in the museum.

Steglitzers can enjoy an interesting and diverse gastronomic scene. An insider tip among Berliners in the southwest of the city is Fulilai on Erlenstrasse, a restaurant that looks inconspicuous from the outside and serves Northern Chinese food. Even though it's often not clear what's on the menu, you should try it out, because it's a culinary adventure.

As a contrast to the simplicity of the Fulilai, here is our absolute tip for friends of the magnificent interior. Be sure to visit Osteria Maria in the basement of the historic townhouse with baroque knickknacks and flickering fireplace and enjoy delicious Italian food here.

If you're in the mood for a few drinks after a good meal, then you're in good hands near Schloßstraße. Here you can find some small interesting bars and pubs with different offer.

No shopping fan in Steglitz can avoid this street: Schloßstraße between Steglitzer Rathaus and Walther-Schreiber-Platz Schloßstraße is the second most important shopping street in Berlin after Kurfürstendamm in Charlottenburg. There are five shopping centers alone, one of which is the "Boulevard Berlin", which with 76,000 square meters of space is one of the largest shopping centers in the capital. Here you can find shoes, jewelry, clothes and much more from the big retail brands. As a contrast, it's worth visiting Germany's largest natural department store, where fans of natural products can find everything their hearts desire.

The infrastructure in Steglitz is well developed with various schools, doctors, supermarkets, discounters, hardware stores and stores for daily needs. On Schloßstraße in the district of Steglitz you can really find everything you need.

Public transportation is bundled at Schloßstraße, with the S1 suburban train line and the U9 subway line running here. In addition, several bus lines operate in the rest of the district. The S-Bahn line S26 runs through Lankwitz and Lichterfelde and there is bus service. Drivers can quickly reach the other districts via the city highway.

What does Milieuschutz mean? And does it exist in Steglitz? Milieuschutz means that a certain type of development and also a certain social composition may not be changed and are thus to be protected. In this way, the displacement of people with normal incomes, for example, by excessive rents in luxury properties can be counteracted. In Steglitz, there is no milieu protection yet, but there are currently discussions about whether the residential areas around Feuerbachstrasse and Mittelstrasse in the Steglitz district should be placed under this special protection.
