Berlin Tempelhof: development and life in the borough

With its green streets and many terraced and family houses, Tempelhof exudes a bourgeois charm in many places. The alternative art project of the Ufa-Fabrik shows with its varied events throughout the year that things can be different here. With Tempelhofer Feld, the borough not only offers a place steeped in history, but also one of the largest urban recreation areas in the world. Even though airplanes have long since stopped taking off here, the area offers space for a variety of activities. Whether kite flying, skating or picnicking. There is something for everyone here. And if you do get a case of wanderlust, the Ringbahn and U-Bahn (subway), the Südkreuz long-distance train station and Tempelhofer Damm provide good connections to the outside world. In the following chapters, we would like to give you an overview of the real estate market in Tempelhof. For this purpose, we have compiled some informative facts.

Real estate market in Berlin Tempelhof

The real estate in Tempelhof is a contemporary witness of the last 150 years. While some streets are still reminiscent of the former village idyll, you will find renovated old buildings and, above all, middle-class single-family and terraced estates from the years between the world wars. They attract mainly young families to the south of the capital. Well-maintained apartment buildings provide affordable housing, and derelict commercial sites offer space for the development of modern residential units. Despite its versatility and the general boom in the capital's real estate market, Tempelhof long presented itself as an insider's tip when it came to housing. Recent developments, however, show that these times are a thing of the past and that the district is becoming increasingly popular as a place to live.

Tempelhof: Real estate supply and development

The large housing stock and idyllic streets enhance Tempelhof's appeal. Construction activity here has increased significantly in recent years. In addition, Tempelhofer Feld holds enormous potential for the construction of several thousand new apartments. But Berliners are resisting: with the help of a referendum, they rejected the conversion of the recreational area a few years ago for the time being. However, the building of the former airport with its approximately 200,000 square meters is a place of the future that is just waiting to be converted and brought to new life. It still remains to be seen when the right time will come.

Life in Berlin Tempelhof

A mixture of hip and down-to-earth, that probably describes the borough of Tempelhof most aptly. Unagitated and relaxed, the people of Tempelhof enjoy their neighborhoods, which, like Berlin's trendier districts, have great old buildings, beautiful parks, nice restaurants and also an iconic place like Tempelhofer Feld. But it's not as bustling as the neighboring districts of Schöneberg or Kreuzberg - and it doesn't have to be. If you want something like that, you're quickly in the metropolitan hustle and bustle because of the excellent location.

Tempelhof became really famous because of the aforementioned Tempelhofer Feld. The former airport site, where air traffic was stopped in 2010, has now become an ingenious leisure and recreation park on an enormously large area. Skaters, joggers, cyclists and even kite surfers cavort here, and the many green spaces invite you to take long walks and, in summer, to barbecue and sunbathe.

Speaking of greenery - there is a lot of it in all areas of Tempelhof and a lot of peace and quiet as well. Stroll through the park ensemble consisting of Bosepark, Lehnepark, Alter Park and Franckepark and you will be rewarded with a feeling of time out in the middle of the city. So if you are looking for a district that offers a mix of scene and coziness in an excellent location, then you might have found your future home in Tempelhof. You can read about what exactly awaits you here in the next chapters.

Tempelhof is centrally located in the south of Berlin, bordering Kreuzberg to the north, Neukölln to the east, Schöneberg and Steglitz to the east, and the state of Brandenburg to the south. The districts of Tempelhof are the eponymous Tempelhof, Mariendorf, Marienfelde and Lichtenrade.

The borough of Tempelhof is urban, with apartment buildings and also many beautiful Gründerzeit old buildings. Depending on the area, there are also housing estates with duplexes and row houses or 50s tenements. In the other districts, it is sometimes almost village-like, because there are also many single-family housing estates.

In Marienfelde there are extensive industrial areas, but at the same time there is also an old village center with a church, villas and farmhouses. A varied mixture that is so typical of many Berlin districts and once again demonstrates this proximity of big city and village idyll.

The Mariendorf area is generally quiet and in some parts conveys a certain suburban idyll through the open single-family house development in southern Mariendorf. Otherwise, you'll find a mix of all architectural styles here. Especially nice for history buffs: the old village church from the 13th century is located at the Alt-Mariendorf subway station.

In the very south of Tempelhof is Lichtenrade, where you can find single-family and two-family houses as well as a few high-rise housing estates from the 1960s and 1970s. By the way, you don't have to go far to go shopping: Lichtenrade has its own well-stocked shopping street, Bahnhofstraße.

Tempelhof is already a very attractive business location due to its affiliation with the federal capital and its excellent location within Berlin. The industrial areas along the Teltow Canal or Großbeerenstrasse are very interesting in this regard. Likewise, the entire area on the Tempelhofer Feld is far from being fully developed. Basically, Tempelhof is characterized by an interesting mix of commercial reports, including a lot of retail, services, gastronomy, crafts and industry.

If you want to let your gaze wander far and wide over Berlin and Brandenburg, then a visit to the Marienfelde amusement park is recommended. There used to be a garbage dump here, but today the area is greened and is also called the Marienfeld Alps. Why the name? Because from the highest point you can enjoy a wonderful panoramic view over the capital on one side and parts of the state of Brandenburg on the other.

Horse lovers should pay a visit to the trotting track in Mariendorf on Mariendorfer Damm. The special thing here are the buildings, some of which still date from the inauguration year of 1913. There is also an art nouveau grandstand from that year, which is a listed building.

For those interested in the history of Tempelhof, a visit to the Tempelhof Museum is worthwhile. There's no abstract art here; here you can immerse yourself in the history of the district and learn, among other things, what life was like in village Tempelhof around 1800.

In all of Tempelhof's neighborhoods, you can enjoy a wide range of restaurants, with good home-style eateries being particularly popular. If you are in the mood for pubs and bars, you should take a look around Platz der Luftbrücke or around Attilastrasse, where there are many interesting gastronomic concepts.

When it comes to shopping in Tempelhof, there is one place you can't avoid and that is Tempelhofer Hafen. Here, on the Teltow Canal, is a large shopping center where you can store to your heart's content at all the major retail brands and relax outside with a view of the small inland harbor.

There are also shopping streets - in Tempelhof these are Tempelhofer Damm, in Mariendorf Mariendorfer Damm and in Lichtenrade Bahnhofsstraße. Here you can stroll past many different retail stores and explore the diverse range of products on offer.

The infrastructure in Tempelhof is excellent. Schools, supermarkets, discount stores, hardware stores, doctors - everything is available in a large selection and for all individual needs. For commercial shoppers, by the way, there is also the Metro in Marienfelde.

Tempelhof is well connected to the public transportation network. From Alt-Mariendorf, the U6 subway runs right through the middle of Tempelhof, so it takes about 28 minutes to get to Berlin's main train station, for example, or to go shopping on Schloßstraße in Steglitz. There is also an S-Bahn and a bus line. For motorists, the B96 is considered the most important traffic axis. The A100 city highway also runs through Tempelhof, with two on-ramps that provide quick access to other Berlin districts,

What does Milieuschutz mean? And does it exist in Tempelhof? Milieuschutz means that a certain type of development and also a certain social composition may not be changed and are thus to be protected. In this way, the displacement of people with normal incomes, for example, by high rents in luxury properties can be counteracted. In the Tempelhof district, many streets in Mariendorf are under this special protection.
