There is a lot going on in Wedding. For some years now, the old industrial site has been maturing into a place of the future that is attracting more and more people. The former working-class district accommodates all age groups and is considered a cultural melting pot. In addition to its proximity to the city center, Berlin-Wedding shines with its many green spaces, water areas and small cafés. The diversity of nationalities ensures a correspondingly extensive gastronomic offering. Despite rising prices, Wedding is particularly attractive for young investors. Why this is so and what else the real estate market in Wedding has to offer, we would like to introduce to you in the following chapters.
Even though the supply of real estate is significantly higher than in other parts of Berlin, this does not detract from the excess demand. For in Wedding, what is also commonplace in the rest of the capital applies: there is too little living space for too many people. It is hardly surprising that rising real estate prices have become established here as well. The streetscape is dominated by apartment buildings with the charm of old buildings, which are gradually being renovated.

There is hardly any other district in which so many new construction projects are being planned as in Wedding. Many existing properties are being renovated and are thus experiencing a significant increase in value. Until a few years ago, there was no high-priced real estate segment in Wedding. Here, too, a change is currently taking place. With its proximity to the future TXL Urban Tech Republic, which is being built on the site of the former Tegel city airport, Berlin-Wedding is becoming increasingly popular, particularly among students and employees in the technology sector. Likewise, the nearby BND headquarters serves as a draw for new residents. No wonder, then, that despite rising prices, it is primarily young investors who are active in the local real estate market.
Contrary to the usual Berlin pattern, the positive price trend has started relatively late. And the number of properties on offer is also at a comparatively high level. Nevertheless, there has been a considerable increase in prices in recent years, and supply is also clearly outstripped by demand.

While rents for existing properties in Wedding are currently declining slightly, they have developed positively across the board in previous years. Prices for new-build properties, on the other hand, are increasingly rising and are thus in line with the general trend for rents in the capital.

Wedding is as colorful as the capital itself. A total of about 85,000 people from different cultures meet here. Diverse, loud, underestimated and lovable - this is how residents describe their district, which is currently well on its way to becoming a trendy neighborhood. Many students, artists and young families are drawn here because the rents are still quite affordable compared to other central districts. A strong art scene has developed here, which meets in the Uferhallen, for example, and many innovative companies have also settled here. In addition, Wedding is child-friendly - there are a proud 22 elementary schools here.

Wedding is located in the north of the Mitte district and is part of the exciting triangle consisting of Wedding, Pankow and Prenzlauer Berg - all known for famous Berlin hotspots. Especially the quickly accessible "Prenzlberg" with its trendy cafés, pubs, restaurants, bars and clubs is a real trendy neighborhood.
And between Wedding's Gesundbrunnenviertel and Prenzlauer Berg, an extremely moving historical event took place: At the Bösebrücke, which connects the two districts, the first part of the Wall came down in 1989, through which people streamed to freedom. The area around Wedding is not only a tourist magnet, it is also packed with historical events that make Berlin what it is: a symbolic city for freedom, tolerance and reunification. And this special feeling about it can only be found in the lively and pulsating center of the federal capital with its various districts, of which Wedding is one.
Wedding is located in the north of Berlin-Mitte and borders Tegel and Reinickendorf to the north, Charlottenburg to the west, Moabit and Mitte to the south, and Pankow and Prenzlauer Berg to the east. These are all familiar names and they stand for incredible variety. So it can't get boring with such a location. Whether it's local recreation, nightlife or endless shopping - from Wedding, you can quickly get to the most exciting parts of Berlin.
Wedding is coming! A common saying that indicates that Wedding, like many other districts, is undergoing change, and in a positive sense. The district is also attractive because of its proximity to Charlottenburg, Tegel or Prenzlauer Berg. All districts are in constant development and offer space for entrepreneurial ideas and highly interesting business relationships.
For a little time out, you can walk or jog along the river "Panke". Along the banks you can see architecturally interesting buildings, including the imposing district court, which was built shortly after 1900 in neo-Gothic style.
Architecture fans should take a look at the Schillerpark housing estate. This was built in the 1920s and was declared a UNESCO World Heritage Site in 2008. The settlement was built as social housing and is considered the first metropolitan housing project of the Weimar Republic.
The Volkspark Rehberge offers an absolute recreational factor. The park, which covers an impressive 115 hectares, offers many recreational opportunities, including a toboggan run, an outdoor movie theater and a game preserve. There are also many sports facilities and playgrounds - a perfect place to relax from the hustle and bustle of the city.
In Wedding itself, there are more and more restaurants and cafés due to its positive development into a scene district. Here it is recommended to discover the Sprengelkiez, with always new cafés and bars, which are gladly visited by students and free spirits.
If you want to get into the exciting party life, you can simply visit Prenzlauer Berg. Clubbers will also find what they are looking for here, because nightlife is celebrated in a big way in "Prenzlberg". The areas around Helmholtzsplatz and Kollwitzplatz are particularly popular.
Shopping lovers should visit the Leopoldkiez, also called Leo. There are numerous shopping opportunities here and a true institution are the market days. On Tuesdays there is food, including organic quality, on Thursdays the "Market of Cultures" and every Saturday there is a flea market. If you feel like shopping even more, you can do so extensively on the adjacent Müllerstrasse.
The shopping mall in the Gesundbrunnen district - the Gesundbrunnen Center - is also well-known and popular. Here you can store to your heart's content in over 100 stores for fashion, jewelry, decorations and much more. By the way, the center attaches particular importance to sustainability: it uses only green electricity and uses a specially developed economical lighting system.
The infrastructure is excellent throughout Wedding and meets big-city standards. Supermarkets, discount stores, hardware stores, pharmacies, doctors, kindergartens and all types of schools are available in a wide range.
The public transport system is very well developed with buses, streetcars, suburban trains and subway lines. Note for those who like to be on the move: One of the most important inner-city train stations, Gesundbrunnen Station, also known as "Nordkreuz", is located in the Gesundbrunnen district. Various long-distance trains stop here, as well as regional trains heading north and to the Baltic Sea. It also takes less than 30 minutes to get to Berlin Airport. From here, there are direct connections to the S-Bahn and U-Bahn networks of the capital.
What does Milieuschutz mean? And does it exist in Wedding? Milieuschutz means that a certain type of development and also a certain social composition may not be changed and are thus to be protected. In this way, the displacement of people with normal incomes, for example, by excessive rents in luxury properties can be counteracted. In Pankow, a total of seven areas are subject to this special protection, including, for example, the Soldiner- and Sprengelkiez.
